Neighborhoods

Eight neighborhoods, known properly

We would rather know eight American neighborhoods street by street than claim to cover forty markets badly. Here is what each one is genuinely like — including the parts that are not in the brochure.

Brickell, Miami · Coral Gables, Miami · SoHo, New York · Lincoln Park, Chicago · South Congress, Austin · Beverly Hills, California · Scottsdale, Arizona · Frisco, Texas

What each address is actually like

Brickell, Miami, FL

Miami, FL

Brickell

The established address

Miami’s financial and diplomatic core, and the densest concentration of full-service towers in Florida. Brickell holds its value better than anywhere else in the metro, and it is where most of our high-income buyers end up looking first.

  • Walkable to offices and Brickell City Centre
  • Consulates and international banks
  • Restaurants and retail at street level
  • Strongest resale market in Miami
Worth knowing — HOA dues and insurance run high in the newer towers. Ask for two years of association financials before you offer.

Coral Gables, Miami, FL

Coral Gables

Old Miami money, banyan shade

The metro’s most settled residential city, built around tree-lined boulevards and a Mediterranean building code that has been enforced since 1925. Families who grew up here tend to buy here, which keeps the market steady and turnover low.

  • Top-rated public and private schools
  • University of Miami minutes away
  • Miracle Mile shopping and dining
  • Deeply established community
Worth knowing — The Board of Architects reviews exterior changes. Budget time as well as money for any renovation.

SoHo, New York, NY

New York, NY

SoHo

Cast iron, high ceilings, no compromise

Twenty-six blocks of nineteenth-century cast-iron warehouses converted into some of the most distinctive residential space in the country. Nothing else in Manhattan trades on floor-to-ceiling height and column spacing the way SoHo does.

  • Landmarked cast-iron architecture
  • Six subway lines within four blocks
  • Galleries, flagship retail and dining
  • Loft layouts you cannot build new
Worth knowing — Many buildings are co-ops with strict boards and limited sublet rights. Confirm the rules before you plan to rent it out.

Lincoln Park, Chicago, IL

Chicago, IL

Lincoln Park

Lakefront, leafy, genuinely residential

Chicago’s most consistently desirable North Side neighborhood, wrapped around 1,200 acres of park and the lakefront path. Wide streets, mature trees and the deepest supply of single-family homes anywhere close to the Loop.

  • Lincoln Park and the lakefront trail
  • DePaul University and top schools
  • Brown and Red Line access to the Loop
  • Strong, liquid resale market
Worth knowing — Street parking is genuinely difficult. If a home does not include a garage space, price one in.

South Congress, Austin, TX

Austin, TX

South Congress

Central, social, still residential

A little younger and livelier than downtown, with the same central access across the river. SoCo suits buyers who want to be near everything without paying the full downtown Austin premium.

  • Restaurants, music venues and cafés
  • Ten minutes to downtown offices
  • Good new condo stock
  • Active rental market
Worth knowing — South Congress Avenue itself is noisy well past midnight. Ask which side of the building faces the street.

Best suited to

Beverly Hills, California

California

Beverly Hills

Quiet, green and private

The Flats and the canyons above them together make Beverly Hills the calmest premium address in Los Angeles County. It is where most of our relocating executive and international clients settle.

  • Its own police and school district
  • Low traffic on the residential streets
  • Rodeo Drive and Century City nearby
  • Strong corporate lease demand
Worth knowing — Lot size and street matter more than square footage. A flat lot north of Santa Monica Boulevard is a different asset entirely.

Best suited to

Scottsdale, Arizona

Arizona

Scottsdale

Gated and genuinely quiet

Master-planned, well-managed and built around golf, desert preserve and a real neighborhood feel. Scottsdale offers more house per dollar than anywhere else we operate at this level of finish.

  • Gated communities with private security
  • Wide, quiet internal streets
  • Excellent value per square foot
  • Strong seasonal rental demand
Worth knowing — Summer utility costs are real. Ask for twelve months of electric bills, not a monthly average.

Best suited to

Frisco, Texas

Texas

Frisco

Planned, spacious, still growing

One of the fastest-growing planned cities in the country, and the one where buyers get the most space for their money. The southern and central communities are settled; the northern edge is where the remaining land is.

  • Wide roads and master-planned layout
  • Top-ranked Frisco ISD schools
  • Best value per square foot on this list
  • Reliable rental demand from corporate relocations
Worth knowing — Quality varies sharply community to community, and MUD or PID assessments can add meaningfully to the tax bill. Check both before you offer.
