Showings & getting started
Use the Book a Viewing form, call us, or press “Book a Viewing” on any property page. We confirm within one business day and can usually arrange the first showing within 48 hours. Evening and weekend appointments are available on request.
Yes, and we recommend it. Tell us your available window and we will plan a route covering four to six suitable homes in a single afternoon, ordered so you finish at the strongest option rather than starting with it.
No. Showings, shortlists, neighborhood briefings and the initial advisory call are free. We are paid a commission at closing by the party we represent, and that figure is agreed in writing before any commitment.
Yes — we close purchases for out-of-state and international clients regularly. You get live video showings in your time zone, an independent inspection report covering defects and title, and power-of-attorney documentation prepared locally so a nominated representative can sign on your behalf.
Price, fees and financing
Budget roughly 2–5% of the purchase price on top. That covers lender origination and appraisal fees, title insurance and settlement charges, state and county transfer taxes and recording fees, prepaid property tax and homeowner’s insurance escrow, plus inspection and survey. You receive a written cost sheet with exact figures before you make an offer.
We introduce you to at least three lenders and help assemble the file. Conventional loans typically run to 80% loan-to-value over 15 or 30 years, with low-down-payment and jumbo options available depending on the property and your profile. We do not take referral fees from lenders, so the recommendation is based on terms rather than kickback.
Twenty percent is the conventional benchmark and avoids private mortgage insurance. Qualified buyers can go lower — 3–5% on some conventional programs, 3.5% on FHA — at the cost of monthly PMI. Jumbo loans on higher-priced homes usually want 25–30%. We model the monthly cost at each level before you start touring.
Listing commission starts at 2.5% of the closed sale price. Buyer representation is charged at 1% where we search the wider market on your behalf under a written buyer agreement, and nothing where you buy a property already on our register. Rentals are one month’s rent, split between owner and tenant by agreement.
Process, documents and closing
For the buyer: government-issued photo ID, a mortgage pre-approval letter, two years of tax returns or W-2s, recent pay stubs and bank statements, and proof of funds for the down payment. For the property: the title commitment, current survey, seller’s property disclosure, HOA documents and estoppel letter, permit history and the certificate of occupancy on new construction. We check every one of these before you commit.
From accepted offer to closing, typically 30 to 45 days with conventional financing and clean title. A cash purchase can close in 14 to 21 days. New construction follows the builder’s schedule, which can run 8 to 14 months.
The title company runs a full search back through prior transfers, confirms there are no liens, judgments or unpaid assessments against the property, and issues a title commitment followed by an owner’s title insurance policy at closing. On land we also commission an independent boundary survey and review the recorded plat, easements and setbacks. If anything does not reconcile, we tell you and we walk away with you.
Yes. We start with a valuation visit and a written comparative market analysis based on closed comparable sales. If you list with us you get professional photography, a floor plan, written listing copy, pre-approved buyers only, and full support through inspection, appraisal and closing.

Yes. Management covers tenant placement, rent collection, a single maintenance line for tenants, quarterly inspections with photographs and a monthly written statement. For owners living out of state or abroad we also handle tax reporting and annual filings.
